From Concept to Keys: The Thompson Design Build Process
Building or renovating a home is a major investment—and the process behind it matters just as much as the final result.
At Thompson Design Build, we’ve structured our process to eliminate confusion, control costs, and deliver a finished product that reflects both quality craftsmanship and intentional design.
Here’s what working with our team actually looks like from start to finish.
1. Initial Consultation: Understanding the Project
Every project starts with a conversation—typically on-site.
We take the time to understand your goals, your property, and how you plan to use the space. Whether it’s a custom home, renovation, or ADU, we’re evaluating both the vision and the constraints early—budget, zoning, and overall feasibility.
This sets the foundation for everything that follows.
2. Concept Design + Budget Alignment
Once we define the direction, we move into preliminary design.
This is where we begin shaping the layout and overall look of the project—but just as importantly, we’re aligning those ideas with real construction costs. Because we handle both design and construction, we keep the project grounded in reality from day one.
No over-designed plans that blow the budget later.
3. Design Development + Selections
With the concept approved, we refine the details.
Plans are developed for permitting and construction, and we work through key selections—materials, finishes, and systems. Every decision is made with durability, performance, and long-term value in mind.
At this stage, we’re also dialing in pricing so you have a clear understanding of the investment before moving forward.
4. Pre-Construction + Permitting
Before breaking ground, everything is fully prepared:
Construction drawings finalized
Permits submitted and approved
Scope of work clearly defined
Project schedule established
Because our team has been involved from the beginning, there’s no gap between what’s been designed and what’s about to be built.
